What does it cost to seal a driveway in Perth?
$16 per square metre, all in, with the cleaning included and a minimum job of $950. It is one published price in a category that usually hides it, and this page shows you the maths, plus how to read a cheaper quote that quietly gets redone in two years.
The short answer
One rate. $16 a metre.
We seal driveways across Perth at $16 per square metre, all in, minimum job $950. There is no separate charge for the clean, the coating or the guarantee. Most people never see a real number until someone is standing on their driveway, so here it is up front, with the sizes worked out.
How the minimum works: anything that measures under about 60 square metres lands on the $950 minimum, because a small job still takes a full visit, a full clean and the same coating. Your exact area is measured on site and confirmed before you commit, so the number you are quoted is the number you pay.
What you actually get
What "all in" covers.
The reason we can put one number on a page is that the job is one thing done to a standard. Three parts are built into every square metre, and none of them are an optional extra you get asked about later.
Included · 1
The preparation clean
A full professional clean of the surfaces being sealed, so the coating bonds to a sound, open surface. We never itemise it or sell it on its own, because a seal is only as good as the prep under it. When a quote comes in cheaper, this is usually the part that has quietly gone missing.
Included · 2
The coating, applied to spec
MineralProtect by JUMBOGUARD, applied by certified applicators at the right coverage and in the right conditions. It anchors into the mineral and pore structure of the concrete rather than laying a film on top, which is what lets it survive Perth sun and pressure washing.
Included · 3
The guarantee, registered
Every job is documented and registered under a 10-year guarantee on the coating's repellency function. That paperwork is part of the price, not an upsell. A cheap seal almost never comes with anything in writing, so if it fails early there is nothing to fall back on.
The only adjustment: a heavily soiled or badly degraded surface can carry a condition loading, confirmed at quote before you commit to anything. Glass and balustrades are priced separately, because they use a different coating. That is the whole list.
Why a cheap quote costs more
The price you pay once, or every summer.
A driveway seal comes in two broad kinds, and the cheaper one is cheap because it gets redone. Understanding the difference is the whole game when you are comparing quotes, so here it is in plain terms.
The cheap quote
A film on top, or a sealer in the pores
A coating laid on the surface looks good on day one, then chalks, yellows and lifts under hot tyres, and once it fails it has to be stripped or ground back to bare concrete before it can be redone. A sealer soaked into the pores does better, but WA sun, alkaline cleaners and pressure washing break it down from the inside, often within a year or two. Either way you are back on the driveway with the cheque book, and the strip-first jobs cost more each round.
- Typically redone every year or two in Perth conditions
- A failed film has to be stripped or ground off first
- Often no clean and no guarantee in the price
Sealed once, properly
A coating bonded into the surface
MineralProtect anchors into the mineral and pore structure at the surface, exactly where wear, cleaning and tyres happen, and holds up where the other two break down. It lasts for years, and when the beading eventually eases off you top up straight over the sound coating already there. No stripping, no grinding, no starting again. It is the one and only next-generation sol-gel surface protective coating in Australia, and nothing else on a driveway works quite like it.
- Lasts for years, not a summer
- Tops up without stripping back
- Clean and 10-year guarantee built into the price

Do this before you sign
How to read a cheap quote.
Two quotes that look like the same job can be years apart in real cost. You do not need to know the chemistry to tell them apart, you just need to ask four questions and compare the answers side by side.
Is the preparation clean included, or extra?
A seal only bonds properly to a clean surface. If the clean is a separate line, or is not mentioned at all, the headline price is not the real price. Ask what preparation is done and whether it is in the number you have been given.
What coating is it, and how long does it last?
Ask whether it is a film on top, a penetrating sealer in the pores, or a coating bonded into the surface. Then ask, plainly, how often it needs to be redone. If the honest answer is every year or two, factor that in across the years you will own the place.
What happens when it eventually wears out?
This is the hidden cost. A film has to be stripped or ground back to bare concrete before it can be redone, and that step makes every round dearer than the last. A bonded coating tops up over itself. Ask which one you are buying.
Is there anything in writing?
Ask what is guaranteed, for how long, and whether it is registered to your property. A cheap job rarely comes with anything on paper, so if it fails early there is nothing behind it. Ours is registered under a 10-year guarantee, included in the price.
Straight answers
Where the price can move.
One rate does not mean no nuance, so here are the edges plainly. The $16 per square metre holds for a standard driveway in normal condition. A couple of things can shift the final number, and none of them are a surprise you find on the invoice.
- A heavily soiled or degraded surface can carry a condition loading, confirmed at quote before you commit, never added after.
- Very small areas land on the $950 minimum, because a small job still takes a full visit and a full clean.
- Glass and balustrades are priced separately, because they use a different coating and a different rate.
- Sealing is protection, not a magic fix. It makes a driveway far easier to keep, it does not make it maintenance-free, and no coating is permanent.
Common questions
Driveway sealing cost, answered.
How much does it cost to seal a driveway in Perth?
We seal driveways in Perth at $16 per square metre, all in, with a minimum job of $950. That rate includes the full professional preparation clean of the surfaces being sealed, the MineralProtect coating applied by certified applicators, and registration of your 10-year guarantee. A standard 100 square metre driveway comes to $1,600. Your exact area is measured and confirmed before you commit, so the number you are quoted is the number you pay.
Is the cleaning included in the sealing price?
Yes. The full professional preparation clean of the surfaces being sealed is part of the $16 per square metre, not a separate line on the invoice. We never itemise the clean or sell it on its own, because a seal is only as good as the surface it bonds to, so the prep is not optional. When a quote looks cheaper, the clean is often the thing that has quietly been left out.
Why is a cheap driveway sealing quote sometimes more expensive?
Because a low price usually buys a sealer that gets redone. The coatings in common use in WA, a film on top or a sealer soaked into the pores, are typically redone every year or two, and when a film fails it has to be stripped or ground back to bare concrete before it can be redone, so each round costs more than the last. A surface-bonded coating lasts for years and tops up without stripping, so you are not paying to reseal the same driveway every couple of summers. The saving on a cheap seal is often the most expensive thing about it.
Are there any hidden costs or extras?
The rate is $16 per square metre, all in, and the only adjustment is a condition loading on a heavily soiled or degraded surface, confirmed at quote before you commit to anything. There is no separate charge for the clean, the coating or the guarantee registration. Glass and balustrades are priced separately because they use a different coating. The area is measured on site so you are charged for what is actually sealed, nothing rounded up.
Does the sealing price include a guarantee?
Yes. Every job is registered under a 10-year guarantee on the coating's repellency function, and that registration is included in the $16 per square metre. A cheap quote almost never comes with anything on paper, so if it fails early there is nothing to fall back on. Ask any sealer what happens in writing when the coating stops working, and compare the answers.
