Clean terracotta tile roof in Perth after an Extera soft wash roof treatment

Soft wash roof cleaning · Perth

Roof Cleaning Perth, without the blasting.

Most roof cleaners still blast a Perth roof at high pressure. It chips tiles, blows out the pointing and forces water under the flashings, and the moss is back within a year. We soft wash instead. Working from ladders at the eaves, we spray a low-pressure biocidal treatment across the roof that kills the moss, lichen, mould and algae. We never climb onto the roof and we never blast it. The growth then dies back and weathers off with the rain over the following months, so the roof clears without a single tile being touched by a lance. We clean to the standard our sealing demands.

Why it matters in Perth

What a Perth climate does to your roof.

Perth's wet, humid winters and hot, dry summers are ideal for moss, lichen and black algae, worst on the shaded southern face, under trees and near the coast where salt air feeds the growth. Then there is the local one nobody puts on a roof page: bore and reticulation water. Where sprinklers throw onto the tiles, the iron in the water oxidises and leaves orange and brown staining, the same stain you see on limestone walls and paving.

Moss & lichen

Thrives on the damp, shaded southern face and holds moisture against the tiles.

Black algae streaks

The dark streaks and stains down the roof are algae, spread by humid winters and tree cover.

Coastal salt air

Salt-laden air near the coast feeds organic growth and settles grime across the roof.

Bore water iron

Reticulation overspray leaves orange and brown iron staining across tiles and gutters.

How we do it

Two ways to clean a roof. One of them ruins it.

Most roof cleaners hedge, a bit of high pressure, a bit of soft wash. We commit to soft washing, and here is exactly why. It is the difference between treating the growth and blasting the roof.

Soft wash, what we do

A low-pressure biocidal treatment, sprayed across the roof from ladders at the eaves. It kills the growth where it grips. The solution does the work, not the pressure, and the dead growth weathers off over the months that follow. Gentle on the roof, lethal to the growth.

High-pressure blasting

Force alone, aimed at stripping growth off the surface. It only takes the top layer and leaves the roots and spores behind, so it grows back fast, while the water pounds the tiles and pointing.

Why soft wash lasts

It kills at the root. Because the growth is killed where it grips rather than blasted off the top, it does not leave live roots and spores behind to race back. The roof clears more completely and stays clearer for longer. Value, not just a quick strip.

The case against blasting

Why high pressure harms your roof.

High pressure looks fast, but on a roof it is the wrong tool. It does not just clean the surface, it works against it.

  • Chips and cracks tiles. The blast fractures brittle tiles and strips the weathered surface that protects them.
  • Blows out bedding and pointing. It dislodges the mortar bedding and pointing along the ridges and hips.
  • Forces water under the roof. Pressure drives water up under the tile laps and flashings, which is how a clean becomes a leak.
  • De-films Colorbond and metal. It scratches the factory paint layer, which can then start to oxidise, chalk and rust.
  • Spreads the growth. Blasting only takes the top off and scatters spores, so it regrows faster than a treated roof.
  • Warranty and insurance. That damage can affect a tile manufacturer's warranty or complicate an insurance claim. Soft washing is the method manufacturers recommend.

Every roof is different

The right method for your roof.

Roof materials do not clean the same way. Knowing the difference is the difference between a clean roof and a damaged one, which is why we match the method to the material.

Terracotta

The most fragile roof to clean. On glazed terracotta, high pressure strips the glaze; on unglazed, it etches the surface. Either way it is a low-pressure treatment left to do the work, never blasting.

Concrete tile

Tolerates a little more, but soft washing is still the right method. The treatment kills the growth and it weathers off. It will not recolour tiles that have faded, that is a repaint, not a clean.

Colorbond, metal & zincalume

Lowest pressure only, to preserve the factory paint. We treat the algae, grime and early chalking without scratching or stripping the coating that keeps the roof from rusting.

The process

How a roof soft wash actually works.

A roof soft wash is a treatment, not a same-day strip. We do not climb your roof and we do not blast it. Here is what we do on the day, and what happens over the months that follow.

The treatment keeps working long after we have packed up. Every time the roof re-wets with rain or dew it reactivates and carries on killing regrowth, and the dead growth weathers off the tiles over the months that follow.

  • Inspect. We assess the roof, the material, the growth and staining, and what the treatment will realistically shift.
  • Protect. We shield plants, gardens and the surroundings before anything is applied.
  • Soft wash from the eaves. Working from ladders set at the gutter line, we spray a diluted, low-pressure biocidal treatment across the roof. We never climb onto the roof and we never blast it.
  • The treatment kills the growth. It kills the moss, lichen, mould and algae, stays active on the surface for up to 24 months, and reactivates every time the roof re-wets with rain or dew.
  • It clears over the following months. As the growth dies it weathers and washes off naturally with the rain, over roughly 3 to 12 months. There is no same-day rinse and we never blast the dead growth off.
  • Gutters we can reach. We clear the debris we can reach from the eaves ladder. We work from ladders, not across the roof, so we clear what is reachable rather than walking the valleys.
  • Solar-panel aware. Tell us if panels are up there when you book, so we keep the low-pressure treatment controlled around them. We never blast anything.
  • Before and after photos. The proof is real, but it is weeks to months apart, not the same day, because the roof clears as the growth dies back.

Results, honestly

How long it stays clean.

A soft wash keeps a Perth roof clearer for longer than blasting. The treatment stays active on the tiles for up to 24 months and reactivates every time the roof re-wets, so regrowth is knocked back as it tries to return, and most Perth roofs go roughly 1 to 3 years before they need doing again. How long depends on shade, tree cover and how exposed the roof is. Nothing keeps a Perth roof green-free forever, and we will not tell you otherwise. What a soft wash does is slow the return and make the next treatment easier, and we can put you on scheduled upkeep so it never gets away on you.

Clearer for longer

The treatment stays active for up to two years and knocks back regrowth as the roof re-wets, unlike a blast that only strips the surface.

Depends on the roof

Shaded, tree-covered and southern roofs green up sooner. Open, sunny roofs go longer between cleans.

Scheduled upkeep

We can set a schedule so the roof is kept on top of rather than left until it is heavily grown over again.

Before
Same roof clear of algae after the biocide treatment weathered the growth off
After

Same roof, months apart. There is no same-day before and after, the treatment kills the growth and it weathers off over the months that follow.

What it costs

Priced per roof, fixed before you book.

Most Perth cleaners hide behind "free quote only" and tell you nothing. Here is how roof cleaning is actually priced, so you know what moves the number before we ever quote it.

  • Quoted per job. Roofs vary too much for a flat rate, so we price yours on what it actually needs.
  • Size and pitch. The roof area and how steep it is drive most of the price.
  • Height and access. A single storey with easy access costs less than a high, tight or complex roof.
  • Growth and staining. A light freshen-up is not the same job as a heavily grown, iron-stained roof.
  • Fixed price, confirmed first. We measure your roof and confirm a fixed price before you book, so there are no surprises on the day, and the quote is free.

Where we draw the line

What a clean is, and isn't.

On-brand honesty, because it saves everyone a bad day. A clean does a lot, but it is not everything.

Not a repaint

Cleaning lifts growth and staining. It will not recolour faded tiles or make a 30-year-old roof look factory-new. That is a roof-restoration repaint, a different job.

Not a repair

Cracked tiles, failed pointing and leaks need a roofer first. We clean roofs, we do not re-point, re-bed or repair them.

Some marks stay

Where lichen has sat for years it can etch the tile, and that mark can remain after the growth is gone. We tell you what will and will not shift before we start.

Now protect it

We clean it. Then we protect it.

A bare roof re-stains. The moment it is clean and prepped is the moment to protect it. Once the roof has cleared and the tiles are clean, we can seal them with a breathable, colourless mineral coating that helps the tile shed water, so moss and lichen find it harder to grip and the roof stays clearer for longer. Unlike an acrylic roof repaint that traps moisture in the tile, this one lets the roof breathe. The protect step is our sealing service, registered under a 10-year guarantee. No pure cleaner offers clean and protect as one system.

The questions we get

Roof cleaning in Perth, answered.

What is soft washing, and how is it different from high-pressure cleaning?

Soft washing cleans with a treatment rather than with force. We spray it on at low pressure, from ladders at the eaves, and it kills the growth where it grips. High-pressure cleaning tries to blast the growth off the surface with water force alone. The solution does the work, not the pressure, which is why soft washing is gentler on the roof. There is no same-day rinse-clean, the dead growth weathers off with the rain over the months that follow.

Does pressure cleaning damage roof tiles?

It can. High-pressure blasting chips and cracks tiles, strips the tile's weathered protective surface, and can blow out ridge bedding and pointing. It also forces water up under the tile laps and flashings, which is how a clean can turn into a leak. That is the case against blasting and the reason we soft wash instead.

Can you pressure wash a Colorbond roof?

Only at the lowest pressure, effectively a soft wash. High pressure scratches the factory paint film on Colorbond, metal and zincalume, and once the coating is scratched it can start to oxidise and chalk. We treat the algae and grime with a low-pressure application so the factory finish stays intact, and the growth weathers off over the following months rather than being blasted away.

Will cleaning my roof damage the tiles, the pointing or the bedding?

Not the way we clean. Soft washing uses low pressure and a treatment, so it does not hammer the tiles, blow out the pointing along the ridges, or drive water under the laps. The damage people worry about comes from high-pressure blasting, which is exactly the method we avoid.

Does roof cleaning void my roof warranty or affect my home insurance?

Soft washing is the method most roof and tile manufacturers recommend, so cleaning this way is unlikely to be an issue. High-pressure blasting is the risk: chipping tiles, stripping surfaces and forcing water under flashings is the kind of damage that can affect a tile warranty or complicate an insurance claim. We clean the way manufacturers ask you to.

How long does a roof clean last, and how long before the moss comes back?

A soft wash keeps a Perth roof clearer for longer than blasting, roughly 1 to 3 years. The treatment stays active on the tiles for up to 24 months and reactivates every time the roof re-wets, so it keeps killing regrowth rather than just stripping the top off once. How long depends on shade, tree cover and how exposed the roof is. Nothing keeps a Perth roof green-free forever, but we slow the return and make the next treatment easier, and we can put you on scheduled upkeep.

How often should I get my roof cleaned in Perth?

For most Perth roofs, every 1 to 3 years. Sooner if the roof is shaded, sits under trees or faces south, where moss, lichen and black algae take hold fastest. A roof in full sun with no tree cover can go longer between cleans.

Do you actually clear the moss and lichen, or just wash it off the surface?

We kill it at the root. Soft washing applies a biocidal treatment that kills the moss and lichen where it grips, and the dead growth then weathers off with the rain over the following months. That is different from blasting, which only strips the top layer and leaves roots and spores behind to regrow faster. Killing it at the root is why a soft wash stays clearer for longer.

How soon will my roof look clean after the treatment?

Not the same day, and that is the honest answer. A roof soft wash is a treatment, not a same-day strip. The biocidal wash kills the growth, then the dead moss and lichen weather and wash off naturally with the rain, so the roof clears progressively over roughly 3 to 12 months. Heavier growth takes longer to fall away. We do not climb up and blast it clean, because that is what damages tiles and pointing. What you are paying for is the growth being killed at the root and kept from racing back, not a quick strip that greens over again within the year.

Is it safe to clean solar panels during a roof clean?

We work from ladders at the eaves and do not climb across the roof, so tell us if panels are up there when you book. We keep the low-pressure treatment controlled around the panels and their fittings, and we never blast anything. If the panels themselves need cleaning, tell us and we will let you know what we can reach and quote it in.

Do you clean the gutters and downpipes as part of the roof clean?

We work from ladders at the eaves, so we clear the gutters and downpipes we can reach from the ladder. We do not walk the roof checking valleys and flashings. As the treated growth dies and weathers off over the following months it washes down into the gutters, so if you want the gutters cleared as part of the job, tell us the scope you want and we quote it in.

How much does roof cleaning cost in Perth?

Roof cleaning is quoted per job, because roofs vary too much for a flat rate. The price depends on the roof size, the pitch, the height and access, and how much growth or staining there is. We measure your roof and confirm a fixed price before you book, so there are no surprises on the day, and the quote is free.

Can you remove black streaks, black stains and algae from the roof?

Yes. Black streaks and stains are usually algae, worst on the shaded southern face. The treatment kills the algae rather than blasting it off, and the dead growth weathers off over the following months, so the streaking clears and stays clearer for longer. Very old, deeply set staining does not always clear completely, and we will tell you honestly what we can shift before we start.

Can you remove bore water (orange or iron) stains from my roof?

Bore water iron staining is a real Perth problem. Perth bore and reticulation water carries iron, and where sprinklers throw onto the roof that iron oxidises into orange and brown staining, the same stain you see on limestone walls and paving. We will be straight with you though. Our roof soft wash is a biocidal treatment that kills living growth like moss, lichen and algae. Iron staining is not living growth, so a soft wash will not lift it, and we do not blast or acid-wash a roof to chase it, because that is exactly the kind of pressure and chemistry that damages tiles and pointing. If iron staining is your main concern, tell us and we will give you an honest view of what can and cannot be done.

Do you clean terracotta roofs, and does it matter if they are glazed or unglazed?

Yes, and it matters a lot. Terracotta is the most fragile roof to clean. On glazed terracotta, high pressure strips the glaze; on unglazed terracotta, it etches the surface. Either way terracotta is treated with a low-pressure biocidal wash and left to work, never blasting. That is the whole reason we soft wash.

What areas of Perth do you service?

We clean roofs right across the Perth metro and into the South West, from Joondalup, Wanneroo, Butler and Ellenbrook in the north, through Fremantle, Canning Vale and Kalamunda, down to Rockingham, Baldivis and Mandurah. If you are in or around Perth, send your suburb and we will confirm.

Do you do both residential and commercial or strata roofs?

Yes. We clean residential roofs, and commercial and strata roofs. The method is the same, soft wash to protect the roof and the surfaces below, and larger sites are quoted per job on size, access and scope.

Should I seal or coat my roof after cleaning so it stays clean longer?

It is the best way to keep it clearer for longer. Once the roof is clean and prepped, we can protect it with a breathable, colourless mineral coating that helps the tile shed water, so moss and lichen find it harder to grip. Unlike an acrylic roof repaint, it does not trap moisture in the tile. The protect step is our sealing service and is registered under a 10-year guarantee. See our roof tile sealing page for how it works.

Will the roof come up like new, or will there be marks left where the lichen was?

The treatment kills the growth and it weathers off, taking most of the staining with it, but where lichen has sat on a tile for years it can etch the surface, and that mark can stay after the growth is gone. Old, faded tiles will not come up factory-new either, because a clean is not a repaint. We will tell you honestly what a clean will and will not shift before we start.

Is roof cleaning actually worth it?

Yes, for most Perth roofs. Left alone, moss and lichen hold moisture against the tiles, block gutters and spread across the roof. Clearing it protects the roof surface, keeps the gutters flowing and lifts the look of the whole house. Cleaning it and then protecting it is better value again, because it stays clearer for longer.

Do you offer a free, no-obligation quote?

Yes. Every roof clean is quoted with no obligation. We measure the roof, confirm a fixed price before you book, and there is nothing to pay to get the quote. Send your suburb and a few photos to start.
